REGISTRATION OF LANDS/HOUSES/FLATS AND GIFT DEEDS

"HOW TO GET REGISTRATION OF LANDS/HOUSES/FLATS AND GIFT DEEDS?

When we want to get registration of lands or gift deeds with the sub-Registrar of Lands, we have to follow the following procedure.

Generally, after verification of owner ship of land/flat documents,link documents,GPA documents,Ec certificates,price of the lands etc.,Buyer will pay some amount in front of  2,3 people and makes a Sale deed aggreement.In this aggreement they will write clearly the land measurements,rate, total value, advance paid and the balance to be paid and when to get registration etc. on a Bond paper by sigining both the parties and 2 witness signatures.

After purchasing the Land or Flat and making part payment/full payment etc., it is necessary to get registration in the name of the buyer and to transfer the owner ship.

Then the Buyer has to approch the land documents preparing person.

The following things (all xerox copies only)are required for land Registration:

  1. Idenitity proof of both the parties.(Pan card.Ration card,Voter ID,passport,Driving licence,Aadhar card)

  2. Pass port size photos of both the parties.

  3. Two witnesses with ID proofs.

  4. Site front elivation photo(8"x6" size) with Time and Date.

  5. Link documents.

  6. Present House /Land lan.

  7. Encumarance certificate.

  8. Muncipal tax receipt.

  9. Legal hire certificate/ Death certificate/GPA.

  10. Registration charges. 8% in case of Sale/ Purchase Registration and 3% in case of  GIFT Deed Registration on gov.ment rate of Land/House/Flat.

  11. For above one lakh registration charges to be paid through RTGS or Pay order.

Except Registration charges, all the above xerox copies  are to be submitted , one or two days before the Registration, to the  Documets writer to prepare the Documets.

On Registration day, both the buyer(s) and seller(s) and two witnesses with ID proof etc,. along with the document writer(He bring the prepared documents)  have to go to the Land sub registrar office and submit the documets for the verification. After verificatin, they call the Buyer and seller  and take their thumb impressions on the documets and on their records and issue the receipt.

Now the registration is over.

After one week ,the Registrar office will issue the original documents to the buyer on proof of their receipt.

    A gift deed is a legal instrument used to give someone else's property, whether it be tangible or intangible, without asking for anything in return. It could involve a blood relative or someone else transferring property. In India, gift deed registration is possible.
